    TfP offer a compliance audit to ensure (or reassure) that English customers are compliant with requirements brought in with the recent RRA changes.

  • Data Protection.

    TfP are running a webinar next Thursday (23 July 2026) on changes to data protection.

    The Data (Use and Access) Act 2025 introduces the first significant data protection reform since Brexit.…[and] places at least five important new obligations for all UK letting agents to meet, along with enhanced compliance expectations.

  • Mail server

    Dotgomm’s mail server has got itself blocked by spamhaus so emails from support may be not be reaching you… and registered emails being sent from Rentman may get rejected.

    We’re working on it but can take a while for fixes to propogate around the web.

  • 3CX integration

    We’ve just implemented an integration with 3CX telephony such that AI generated transcriptions of phone calls are added automatically to the Rentman journal.

    If anyone is using Linx telephony please let us know and we’ll implement same for them.

  • RRA Information Sheets

    As we approach 31st May everyone is encouraged to make sure they have served these information sheets to all tenants.

    Version 5.003.408 has lists for those who sent by RMail.

    You only need to have ‘served’ the information sheet so the receipt is not strictly necessary. But please make sure that if you have tenancies in “RMail not delivered” or “Rmail sent but no acknowledgement” you deliver the Info Sheet by some other method.

    Again, if you have proof the information sheet has been delivered to any one tenant in a tenancy, “Jointly and Severally” means it can be considered as served on all the tenants in that tenancy.

    TfP say : The legal position on notice service is that service to any one of the joint and several individuals is effective service on “the tenant” as it is reasonable to presume that the one who gets it will tell the other individuals.

    Nevertheless, if it wasn’t delivered to any one tenant, you may wish to serve by some other method to prevent any questions in the future.

  • Guarantors

    The new APT from TFP does not include any guarantor obligations. Instead, there is a new document the “Guarantor’s Agreement”.

    Quote from TfP :

    This is because of a court case, Wingfield v de St Croix 1919 where it was held that a guarantor on a periodic agreement had the right to give “reasonable” notice. What we have now done is make the guarantor separate agreement and for a fixed term, including agreeing for rent increases of up to 10% per annum.

    We feel this is the best available option for guarantors in the new world and the guarantor is not able to give notice during the 5 years and you don’t have to get their approval every time you want to increase the rent.

    The APT package now includes this new document but it will not be used if the tenancy has no guarantors.

    If you print the APT as a document rather than in a package, Rentman will automatically generate the Guarantor’s Agreement if there are guarantors on the tenancy.


    Version 5.003.412 of Rentman will automatically update your documents and the APT package.

  • AI

    Someone once said lasers were a solution looking for a problem.

    I’m feeling the same way about AI right now. That and the security risks it brings. e.g. https://www.theguardian.com/technology/2026/apr/29/claude-ai-deletes-firm-database

    As you know Rentman uses AI to check grammar, enhance photos, write property descriptions and the like.

    The important thing right now is not to give AI free access to your data so we’re working on feeding filtered read-only views of the data to the AI built into Excel and PowerBI.

    We’re also working on Rentman.online feeding JSON to a local (android/iPad) AI agent – again fresh data but “offline” in that AI is not connected to your live database.

  • RRA (what else?)

    As predicted there will be tweaks to the wording of the new APT; i’ve made some already but TfP are promising more. I would recommend updating all documents again on Friday morning (including the Deposit Scheme prescribed information snippets).

    Version .383 of Rentman has the new Section 13 (Form 4A) for rent Increases.
